Buying a property in Turkey raises numerous questions. The
most common questions and answers we have compiled for you.
What kind of
country is Turkey anyway?
Turkey is a modern, democratic republic. Just few
countries in the world have as rich history as Turkey. Here
traditions and future, mountains and ocean, big cities and
village life into a unique blend. Geographically Turkey is
located between the Black Sea and the Mediterranean Sea,
thus Turkey is a corridor between Asia and Europe. More and
more foreigners from different parts of the world settle in
Turkey to start a new life, to work or to spend a carefree
retirement.
What are the
entry requirements?
Answer: German citizens can stay up to 90 days without a
visa in the country. Other citizens receive a 90 days visa
at the airport. An extension by another 90 days can be
obtained from the local immigration police on request.
How high are the living costs compared to Europe:
The living costs in Turkey are much lower than in Europe and
the comparable Mediterranean countries. For example, 1 bread
costs approx. 0.30 euros, 5 liters of water approx. 0.60
euros and 1 kilo of tomatoes approx. 1.00 euros.
How does the health sector in Turkey look like?
The Turkish health care works with three different types of
hospitals: public hospitals, university hospitals and
private clinics. Public as well as private hospitals fulfil
international standards in relation on equipment quality and
specialist knowledge. Most hospitals have agreements with
international insurance companies.
Can all foreign nationals purchase real estate?
The purchase of real estate is based on the principle of
reciprocity. This means that acquire real estate in Turkey
can only nationals from those countries, that also allow
Turkish citizens to acquire property. Turkey has bilateral
relationship with more than 80 countries, including all
European countries.
Are there any restrictions for foreign property buyers?
Foreigners may acquire real estate only in those areas,
where is a qualified local zoning or development plan. Also
on military locking zones and security zones the acquisition
is excluded.
Is the purchase of property in Turkey safe?
Answer: Property buyers from abroad will have the full
security of the Turkish State for purchased property.
Therefore, a property purchase in Turkey is quite simple and
safe. However, one should not pass out an expert advice.
How does purchase process takes place?
A written agreement of the sale will be concluded in the
language of the buyer and Turkish language. In this
contract, all details of the property, the buyer, the
seller, the broker, the payment terms, purchase conditions
and any possible changes according to buyer’s wishes, are
described. the purchase contract will also include the
following attachments: a copy of the cadastral data with
information about the property and the current owner, by the
competent authorities stamped and signed copy of the
building permit, floor plan of the object and an inventory
of property including material information.. Each purchase
will be registered in the Land Registry. The buyer will
receive the Tapu (title deed) as proof of ownership.
How much is the real estate agency fee?
The agency fee is charged only on resale’s and amounts to 3%
of the purchase price.
Are there any financing options?
It’s possible to have property finance from 50% to 75%. For

Does the financial system correspond to international
standards?
Answer: The EU and OECD standards are the basic of the
Turkish financial system in relation to the accounting and
prudential standards.
Is a residence permit required?
Answer: Property buyers from European countries do not need
a residence permit. However to purchase a vehicle or to have
a telephone connection, residence permit is required. The
permit is issued within few days after application.
What is a Tapu?
Answer: Tapu is an official extract from the land register,
and is official evidence of the ownership. From this follows
that, for example, only in the land register registered
debts are the actual debts on the property.
What is ISKAN?
ISKAN is a living space proof that every real estate must
have. This document is given by the local authority and
proves that the real estate has received all necessary
approvals and is used for residential purposes, and is
allowed to live there permanently. ISKAN is also required
for new registrations of electricity and water.
Why is a military permission required?
The consent of the military authorities assured the
concerning property is not in a military barricade and
safety zones. This is just a formality.
What are the additional costs and taxes?

How high are the running costs?
The costs of property management depend on the facilities of
the complex and vary from 30.00 to 50.00 EUR per month.
Is the property insured? Will the property be insured?
After receiving of the Tapu (title deed), a property should
be well insured. Insurance, like property value and contents
insurance can be completed in Turkey based on the Euro.
Can the property be rented?
Answer: This is possible of course. If you do not live
permanently in your property, then the renting during your
absence is even a good source of income.
Is the import of vehicles or furniture possible?
The import of vehicles and furniture is possible. However,
the costs of transport, customs and security obligations are
very high; therefore it is recommendable to buy the
furniture in Turkey. A vehicle may be introduced for the
duration of the stay. Since the vehicle is registered in the
passport is also issued when leaving Turkey. Because of the
high cost is an import not recommendable.
